Buyer criteria you need from the investor

A) Basic eligibility

  • Valid passport (clear scan; preferably 6+ months validity for smoother residence steps).

  • Buyer must be able to open a Turkish bank account and pass bank AML/KYC checks (source of funds proof). (This is practical reality for payments and documentation.)

  • Buyer agrees to the rule: property cannot be sold for 3 years (Tapu annotation).

  • Investment amount for citizenship by real estate: minimum USD 450,000

B) Documents required (before we reserve any property)

From the investor (main applicant):

  • Passport scan (all identity pages)

  • Biometric photos (usually 4–6)

  • Current address (home country) + phone/WhatsApp

  • Non criminal certificate attested by embassy /consulate

  • Proof of funds / source of funds (bank statement, salary/business proof, etc.) (banks and file preparation)

  • If using Power of Attorney (POA): notarized POA + ID details for the representative

If family is included (spouse/children):

  • Marriage certificate (spouse)

  • Birth certificates (children)

  • All documents usually need notarized Turkish translations; often apostille/consular legalization depending on origin country (our associated lawyer handles exact format).

C) “Property criteria” (what we can confirm for Buyer)

  • A compliant official valuation report is required for the citizenship file (do not rely only on the sales price).

  • Payment must be fully traceable through the banking system (receipts + supporting FX documents commonly requested in practice, such as the Foreign Exchange Purchase Certificate (DAB/FCPC)).

Secure procedure (step-by-step for buyers

Step 1 — Pre-check & planning (Day 1–3)

  • Collect documents above + confirm budget, area, property type (residential/commercial), rental goals.

  • Explain the legal rule clearly: USD 450,000+ and 3-year no-sale condition.

Step 2 — Shortlist properties (Week 1–2)

  • Show 3–10 options with:

    • price, location, rental estimate

    • title-deed status (Tapu basics)

    • “citizenship suitability” check (initial)

Step 3 — Legal due diligence on Tapu (Week 2)

Your lawyer checks:

  • ownership matches seller

  • no blocking mortgages/liens/annotations

  • property can be sold to foreigners (where applicable)
    This is the key “security gate” before major payment.

Step 4 — Official valuation (SPK valuation) (Week 2–3)

  • Get the valuation report and confirm it supports the USD threshold.

Step 5 — Tax number + Turkish bank account (Week 2–3)

  • Buyer obtains Turkish tax number and opens a Turkish bank account (or uses a compliant structure advised by lawyer/bank).

Step 6 — Secure payment + documentation (Week 3–4)

  • Buyer pays via bank transfer (not cash).

  • Collect the bank receipts and FX documentation used for citizenship proof (commonly DAB/FCPC).

Step 7 — Title deed transfer (Tapu) + 3-year “no sale” annotation (Week 3–5)

  • Transfer ownership at Land Registry.

  • Add the mandatory “cannot sell for 3 years” annotation on the Tapu.

Step 8 — Obtain the official “eligibility/compliance” determination (Week 4–6)

  • Application for the conformity/eligibility document used in the citizenship file (this step is commonly described as the “certificate of conformity / immovable investment determination”).

Step 9 — Residence permit application (often part of the overall flow) (Week 5–8)

  • Residence permit file typically needs: application form, passport copy, photos, health insurance, proof of funds, and title deed for property owners.

Step 10 — Citizenship application submission + tracking (Month 2–4)

  • Submit the full citizenship dossier through the official channels; respond quickly to any additional document requests.

Step 11 — Approval → Turkish ID → Passport (Month 3–6 typical)

  • After approval, the investor completes civil registry steps, then passport application. Many service providers cite ~2–6 months depending on workload and completeness.

  • No large payment until due diligence + valuation start.

  • Bank-only payments with full receipts.

  • Buyer receives copies of: valuation, Tapu with 3-year annotation, payment proofs, conformity/eligibility document, application receipts.
